Property search support and viewings (Free)

Consultation first — tell us your needs.

At first, we will communicate via email or LINE. As we proceed further, we will share property photos and continue our communication through LINE or WhatsApp.

Arrange property checks and viewings

We will confirm information with both the customer and the owner, and arrange the viewing schedule.

  • Viewings can usually be arranged starting from about one month before the contract start date. Within that period, we kindly ask that you decide within about two viewings if possible. Basically, there are no fees, and there is no limit on the number of properties you can view.
  • We can also arrange viewings in the greater Kuala Lumpur area (including Selangor). For nearby areas, this is free of charge, while for certain farther areas, some fees may apply — please consult with us first.
  • In principle, if you find a property on the web, we can contact the relevant owner or agent and collaborate. Since we share the commission received from the owner, the total cost for the tenant does not change.

  • The first month’s rent is, as the term suggests, the rent for the first month after moving in. However, this needs to be paid in advance to secure the property.
  • The security deposit and utility deposit will be fully refunded upon moving out, provided that all outstanding utility bills are settled and the property is returned in its original and acceptable condition. Any damages, missing items, or unpaid charges may be deducted from the deposit before the refund is processed.
  • Administration Fee: In the Malaysian property market, it is common for landlords or management to charge an administration fee ranging from RM300 to RM800. At Karo Living, our administration fee is fixed at RM500.
  • Stamp duty payable to the government is calculated using a standard formula. For example, for a 1-year tenancy with a rental of RM5,000 per month, the calculation is as follows:
    RM5,000 ÷ 250 × 12 = RM240.

QWhy can KARO LIVING offer services at such a lower cost compared to other Japanese companies?

At KARO LIVING, we do not charge any additional fees for Japanese clients and provide the same conditions as we do for local clients. Since we hold a real estate license, we are able to receive commission from landlords. Therefore, we can secure profit without charging service fees to our clients.

Furthermore, our affiliated office, Espirit Estate Agent, does have an office. However, under the common system of Malaysian real estate companies, agents do not receive a basic salary, and they no need go to the office. There are many agents, and each shares the office costs based on their own sales.

In some areas surround of Kuala Lumpur, our service is free of charge, while in other areas there may be a small fee. Please feel free to consult with us first.

In Malaysia, tenants are required to give a two-month notice before moving out. For this reason, it is recommended to begin your property search within two months before your desired move-in date, as this allows for a smoother viewing process. If you view a property more than three months in advance, even if you like it and wish to proceed, there is a low chance that the landlord will agree. During that period, it is highly likely that another tenant will take the unit earlier. This tendency is especially strong for properties that are clean, popular, and offer good value for money.

Generally, once you have decided on a property, you will need to pay the first month’s rent at the time of signing the offer letter in order to secure the unit. After that, when you sign the tenancy agreement, you will be required to pay the remaining costs.

For properties with rent around RM2,000, it is common that the landlord’s agent may not be willing to cooperate. In such cases, it may be better for you to handle the arrangements directly.
